Downtown Boca Raton is the most walkable luxury market in south Palm Beach County. Mizner Park anchors it with its amphitheater, the Boca Raton Museum of Art, restaurants and shops; Royal Palm Place and the Palmetto Park corridor extend it west and south, and the beach is under two miles east.

The housing is overwhelmingly condominium — a mix of established mid-rises and newer luxury towers, along with a handful of townhome projects. The buyer profile is distinct from the waterfront communities nearby: people who want a lock-and-leave residence they can close for the summer, walk to dinner from in season, and not maintain a dock and a lawn.

Costs concentrate in the association rather than the roof. Compare monthly fees against what they actually include — many downtown buildings bundle water, cable, insurance on the structure and full amenity staffing — and read the reserve study and any assessment history. A higher fee that covers the master insurance is often cheaper in total than a lower one that does not.

Also check the rental rules and pet policy early, and ask about parking: assigned spaces, guest parking and EV charging vary building to building and are a common late surprise in this market.
