Idlewyld Homes for Sale

Idlewyld is a single gated peninsula of roughly one hundred homes tucked between the Intracoastal Waterway and Fort Lauderdale Beach, immediately north of the Bahia Mar marina. One road in, one road out, no through traffic — it is the smallest and quietest of the city's premier waterfront addresses, and almost nobody drives through it by accident.

The boating position is the draw. Idlewyld sits close to the Intracoastal at a point where the run south to Port Everglades and out to the Atlantic is short and free of fixed bridges. Homes on the outer edge front the wide Intracoastal itself with long, unobstructed water views; the interior canal lots are quieter and more protected, with correspondingly lower per-foot pricing.

Because the neighborhood is so small, comparable sales are thin — often only a few closings a year — and a single new-construction estate can pull the whole benchmark upward. Buyers should weigh water frontage in linear feet, seawall age and cap condition, whether the dock has been permitted and inspected, and how exposed the lot is to Intracoastal boat wake.

Working this stretch of the beach since 1995, I usually know which Idlewyld owners are considering a sale before a listing appears. In a neighborhood this tight, that head start is often the difference between buying here and waiting another season.
