Rio Vista sits directly south of the New River and downtown Fort Lauderdale, a canopy of live oaks over streets that were platted in the 1920s. It is one of the few close-in neighborhoods where you can buy a genuine period home — Mediterranean Revival, mid-century ranch, Key West vernacular — alongside new construction on the same block, and still be five minutes from Las Olas Boulevard, Broward General and downtown offices.

Water is what separates the price tiers here. Homes along the Rio Vista Isles, Ponce de Leon Drive and the finger canals off the New River carry private dockage; interior "dry lot" streets a block or two inland trade for materially less with the same schools, same trees and same walkability. Before you compare two Rio Vista sales, confirm which side of that line each one is on.

Boaters need to check air draft here, not just depth. Vessels leaving the New River pass under bridges heading east, and the Seventh Avenue, Andrews Avenue and Third Avenue crossings restrict tall rigs — the isles closest to the Intracoastal give the cleanest run out. Depths on the main branch of the river are generous, so length is usually less of a constraint than height.

I have sold in Rio Vista since the 1990s and watched the teardown cycle reshape whole blocks. On a period home, the questions that decide value are roof age, whether the original structure was ever brought to current wind code, seawall cap condition, and the elevation certificate — 33316 has real flood-zone variation street to street.
