Spanish River / East Boca Beachfront Homes for Sale

This is Boca Raton's beachfront corridor: the stretch of A1A running north from the inlet past Spanish River Boulevard, where oceanfront condominium towers alternate with a limited number of direct-ocean estate homes. It is the only part of Boca where you can put the Atlantic directly outside the window.

Condominiums dominate the supply and they vary enormously — 1970s buildings with modest fees, 1980s and 90s full-service towers, and a small number of newer boutique projects at the top of the market. Two units with identical views can carry completely different true costs once you account for reserves and assessments.

That is the diligence that matters most here. Under Florida's post-Surfside rules, oceanfront buildings must complete milestone inspections and fund structural reserves, and a beachfront tower with deferred concrete restoration can face an assessment measured in six figures per unit. Before you fall in love with a view, read the reserve study, the milestone report, the last two years of minutes, and the master insurance declarations.

The direct-ocean single-family homes along this corridor are a genuinely scarce asset — a handful of properties, rarely on the market, and priced accordingly. Spanish River Park, Red Reef Park and the Gumbo Limbo Nature Center sit within the same stretch, and Mizner Park and downtown Boca are a few minutes inland.
