How to Read the HOA Numbers

A Galt Mile HOA is essentially two line items: operating budget (staff, insurance, utilities, amenity upkeep) and reserves. Since Florida's post-Surfside statute changes, reserves can no longer be waived, and buildings 3+ stories must complete a Structural Integrity Reserve Study (SIRS) and a milestone inspection at year 25 (three miles from the coast — every Galt Mile building qualifies).

  • Ask for the SIRS and the most recent milestone inspection before you write the offer — not during the estoppel period.
  • Read 24 months of board minutes. Special assessments are debated at the board level long before they show up in the estoppel.
  • Ask about insurance renewal cycles. Master policy premiums have doubled in some Galt buildings since 2022; that cost flows into monthly HOA.
  • Compare per-square-foot, not per-month. A $2,100 HOA on a 1,600 sqft unit is cheaper than a $1,700 HOA on a 1,100 sqft unit.

Pet Policies (The One Thing People Forget to Ask)

Pet rules on Galt Mile vary more than any other policy area. Roughly half the older buildings are cats-only. Newer construction (L'Hermitage, Auberge just north) allows dogs up to 20–25 lbs. A few permit larger dogs with board approval, and emotional support animal accommodations are handled case-by-case.

  • Confirm the weight limit AND the count. "Two pets up to 25 lbs each" is very different from "one pet under 20 lbs."
  • Ask about the ESA process. Federal law requires reasonable accommodation, but the paperwork process varies by association.
  • Check breed restrictions. Some associations still enforce breed-specific rules that were common in the 1990s HOAs.

What Today's Buyers Are Actually Choosing

After 30+ years selling this stretch, the buying patterns I'm seeing in 2026:

  • Full-time residents gravitate toward Regency Tower and Ocean Summit for the operating-cost math.
  • Snowbirds and part-time owners lean toward Playa Del Sol and Galt Ocean Club for the social calendar.
  • Buyers upgrading from a single-family home tend to land at L'Hermitage — the newer construction and full-spa amenity set feels like a compressed version of the lifestyle they're leaving.
  • Investors underwriting rental income should look hard at Regency Tower's more flexible rental policy relative to the cats-only buildings.

The Honest Take

Every Galt Ocean Mile building has a functioning oceanfront pool and a fitness room. The real differentiators are the reserve funding status, the pet and rental rules, and the board culture — and none of that shows up in the MLS photos.
