Welcome to the May 2026 boating edition.
Every home in these pages has a dock, a slip or a lift. Nothing else made the cut. And next to each one you'll see the number that actually decides whether a house works for you: the largest vessel the dockage can take.
That number comes from the listing's own stated vessel size or usable dock and seawall length. Where the listing is silent, I use the neighborhood norm and say so plainly. It is a starting point for the conversation, never a substitute for measuring the dock and sounding the depth at mean low water.
Thirty years here has taught me that the deal-breaker on a waterfront home is almost never the kitchen. It is a fixed bridge, six feet of water at low tide, or a seawall with no permit history. Call me and we'll check yours before you write.

How to read this issue
Boat length on these pages is expressed as maximum LOA — the longest overall vessel the dockage should accept, before you account for beam, draft, pilings and how the boat sits in the current.
Listing states a vessel size — we publish that figure.
Listing states dock or seawall footage — we publish that footage as maximum LOA.
Listing states neither — we publish the neighborhood's typical dockage and label it as a norm to verify.
Always confirm depth at mean low water, fixed-bridge clearance on your route, beam versus slip width and shore power before you commit.

Boater's due diligence
A dock is infrastructure. It carries permits, a seawall behind it, a depth that changes with the tide and a route to open water that your boat either clears or doesn't.
Measure usable dock length yourself — listing copy often counts the whole lot's water frontage, not what your lines can use.
Sound the depth at mean low water, not at high tide on a showing day.
Map every fixed bridge between the dock and the inlet, and confirm your air draft against the posted clearance.
Get the seawall's age, cap condition and permit history in writing; replacement is a six-figure item.
Confirm lift capacity in pounds against your loaded weight, plus shore power amperage and dockside water.
Check municipal and association rules on liveaboards, vessel length and overnight guests at the dock.

No. Ocean access only means the water eventually reaches the inlet. What matters is whether a fixed bridge stands in the way, how deep the canal is at low tide, and whether the dock is long enough for your boat. I check all three before we tour.
Sometimes. It depends on the waterway width, the county and municipal setbacks, and your neighbor's riparian line. We get an answer from a marine contractor during the inspection period, not after closing.
A deeded slip can be excellent, and it often costs less than waterfront land. Read the marina's rules on vessel length, the assessment history and whether the slip conveys with the deed or by lease.
