Seven Isles, Fort Lauderdale

A guard gate, seven finger islands, and deep water with no fixed bridges — the most private yacht address within walking distance of Las Olas.

Seven Isles is a set of seven man-made finger islands off Las Olas Boulevard in ZIP 33301, and it is the only one of Fort Lauderdale's island neighborhoods with a manned guard gate at a single entrance. That one detail — privacy on top of deep water — is why it prices above its neighbors on the Las Olas Isles.

I've been selling this stretch since 1995. Here is what actually drives value here, stated plainly.

Where It Is

  • Access: one gated entrance off Las Olas Boulevard, roughly midway between downtown and the beach.
  • East: the Intracoastal Waterway and, across the bridge, Fort Lauderdale Beach — five minutes by car.
  • West: the rest of the Las Olas Isles and the Las Olas shopping and dining corridor, walkable from most of the islands.
  • Airport: FLL is about 15 minutes outside of season.

Neighboring island groups — Nurmi Isles, Sunrise Key, Idlewyld, Isle of Venice — share the water but not the gate. If privacy is the priority, that distinction is the purchase.

The Gate and the HOA

Seven Isles is governed by a homeowners association that funds the guardhouse, landscaping and common maintenance. Dues are modest relative to the price point, but treat them as a research item, not a footnote:

  • Ask for current dues, reserves and any pending special assessment.
  • Confirm architectural review requirements before planning a rebuild — the ARB has a real say in massing, height and street presentation.
  • Ask about construction-period rules. On a teardown, staging, hours and truck access through one gate matter.

The Boating Story

Every island here is waterfront, and the canals reach the Intracoastal with no fixed bridges — from your dock you're through Port Everglades inlet and into the Atlantic in roughly 20 minutes. That is the single largest reason a Seven Isles lot outprices an equivalent inland estate by multiples.

  • Frontage width sets the boat. Standard lots run about 75 feet of water; 100-foot and point lots are the ones that hold a 100-foot-plus vessel and they trade at a distinct premium.
  • Verify depth at mean low water at the dock, not mid-canal, and ask about the last dredge.
  • Seawall age, cap elevation and any tie-back repairs are six-figure items. Get the permit history from the City.
  • Canal width matters for turning a large boat — a wide-water or corner lot is far easier to maneuver than a mid-canal slip.

The Housing Stock

Seven Isles is entirely single-family — no towers, no townhome pockets. Three generations of houses coexist:

1950s–1970s originals

Low-slung ranches on excellent lots. Most trade as land value today; buyers underwrite them as teardowns unless a thoughtful renovation is already done.

1990s–2010s Mediterranean

Two-story tile-roof estates of 5,000–8,000 square feet, often with elevators and summer kitchens. Well built, but dated finishes now cost real money at resale.

2016–present coastal modern

Flat roofs, glass walls to the water, 6,000–10,000 square feet, full impact glass, generator, and dockage engineered for a specific vessel. These set the top of the market.

What Seven Isles Costs

  • Older house, standard 75-foot frontage: generally $4M–$6M, priced largely as a lot.
  • Renovated or 1990s–2000s estate: roughly $6M–$10M depending on condition and dockage.
  • New construction, standard lot: commonly $10M–$15M.
  • Point or wide-water lots with major dockage: $15M into the $25M+ range.

Carrying costs: property taxes reset to the purchase price under Florida's Save Our Homes rules, so the seller's tax bill is not yours — model it at the new basis. Insurance and flood are the second variable: a 2022 build with impact glass and elevated mechanicals insures for a fraction of a 1960s house with an original roof. Get a quote before you go hard on deposit.

What the Market Is Rewarding

  • Documented water. A current survey with depths plus a seawall inspection removes the biggest objection and shortens negotiation.
  • Finished over unfinished. Buyers price permitting and construction risk aggressively; a shovel-ready lot rarely earns the seller the full spread.
  • Vessel fit. Listings that state usable dock length, beam clearance and low-tide depth sell faster than those that say "deep water" and stop.
  • Privacy premium is holding. The gate keeps Seven Isles trading above comparable ungated island frontage on the Las Olas Isles.

Who Seven Isles Suits

It fits the yacht owner who wants the boat at the house rather than at a marina, the buyer who wants a gate without moving to a suburban country club, and the family that wants to walk to Las Olas for dinner. It's a poorer fit if you want ocean views, a doorman building, or a lock-and-leave with no exterior maintenance — that buyer belongs on the beach or in a Las Olas tower.

The Honest Read

In Seven Isles you are buying frontage and access; the house sitting on it is often the smaller half of the value. Two listings on the same island can differ by eight figures because one has a point lot with 150 feet of usable dockage and the other has 75 feet mid-canal. Before you write, pull the survey, verify low-tide depth, get the seawall inspected, review HOA reserves and architectural rules, and price insurance. Do that, and it is one of the most defensible addresses in Fort Lauderdale.
