Fort Lauderdale is the center of the South Florida yachting world — more than 165 miles of navigable canals, a downtown that has filled with new towers, and beach neighborhoods that still feel residential.
Ocean access is not one thing here. Homes east of the Intracoastal on Las Olas Isles, Seven Isles, Idlewyld and Harbor Beach reach Port Everglades with no fixed bridges, which is what a 70-foot-plus yacht requires. West of the Intracoastal and along the New River you trade bridge clearance for lot size and value, and the difference between the two can be several million dollars on otherwise similar houses.
When you tour Fort Lauderdale waterfront homes, look past the photos: measure linear frontage at the seawall, confirm water depth at low tide, check bridge clearance between the dock and the inlet, and ask when the seawall was last capped. Two homes on the same canal can differ by seven figures on those four answers alone. Expect wide swings block to block: dock depth, seawall condition, linear water frontage and whether a house is a renovation candidate or new construction drive price far more than square footage. Insurance and flood elevation are now real line items on every waterfront purchase — budget for them before you write an offer.
